The multifamily market is cracking open and most people won't be ready.
For the last two years, owners have been holding on by their fingernails. Bridge debt coming due. Rate caps expiring. Refis that don't pencil. Insurance and taxes eating margins alive. They've been extending and pretending. That window is closing. I'm seeing it in real time. Deals coming back to market. Sellers who wouldn't return a call in 2021 suddenly getting realistic. Lenders quietly pushing notes. The owners who bought at the top can't hold on any longer. Now, let me be straight with you: it's still hard to find deals. This isn't 2010 where everything was on sale. You have to dig, underwrite hard, and be patient. But here's the thing. The people who win in the next cycle are educating themselves right now. Learning to underwrite. Learning debt structures. Learning what a real deal looks like versus a trap. Because when the opportunity shows up, and it will, you don't get time to learn. You either know how to move, or you watch someone else take it. The market doesn't wait for you to get ready. Start now.

Closed! — 188 Units in Arlington, TX
Excited to share that Flintridge Apartments, a 188-unit multifamily community in Arlington, Texas, has officially closed. This one took a real team effort to get across the finish line. Toward the end, there were a lot of normal closing items being worked through, including seller-side city items, lender requirements, insurance updates, closing amendments, updated vacancy and delinquency information, and pre-closing walks to verify unit condition before takeover. A big thank you to our investors for their trust and partnership. We do not take that lightly. Thank you as well to our partners, lenders, brokers, attorneys, property management team, vendors, and everyone else who helped move this forward. There are always a lot of people behind the scenes on a transaction like this, and we’re grateful for each person who played a part. Now the focus shifts from closing the deal to operating the asset well. That means supporting the onsite team, serving residents, improving leasing, staying disciplined with the business plan, and being good stewards of the property and the capital entrusted to us. Grateful for the team, grateful for our investors, and looking forward to the work ahead.

A Mistake I Made in Interviews That Cost Me Long-Term Fit
One mistake I’ve made — and still catch myself making — is treating interviews like I’m the only one making the decision. I’m asking all the right questions: ✔️ What’s your background? ✔️ What’s your experience? ✔️ Are you qualified for the role? ✔️ Does the comp match? But I forget to ask: ❌ What’s important to you? ❌ What kind of career are you trying to build? ❌ What does your ideal company look like? That simple shift changes everything. If you don’t ask those questions up front, you risk hiring someone who doesn’t align long-term — not because they weren’t qualified, but because they had a different vision of what “winning” looked like. Give them space to interview you, too. Let them tell you what they value most — career growth, part-time stability, autonomy, mentorship, whatever. Then be honest: Can your company give them that? Long-term fit > short-term pain relief. Curious — how many of you ask this kind of stuff in your interviews? Or has anyone learned this lesson the hard way like I did?
