Basic Cold Calling Script (Just Listed/Just Sold):
Agent: "Hi, this is [Your Name] with [Your Brokerage]. I’m calling because a home just [listed/sold] in your area at [address]. I was wondering—who do you know that’s looking to buy or sell a home in the neighborhood?"
(Pause and listen)
If they say no: "I understand. By the way, when do you plan on moving?"
If they show interest: "Great! I’d love to help. Let’s set up a time to discuss your real estate goals. Does [day/time] work for you?"
