When is the right time to invest in property?
One of the biggest myths in property investing is waiting for the “perfect time.”
Early in my journey, a property came to market that I hesitated on. At the time, I thought it was slightly overpriced, but the reality was I wasn’t fully ready and lacked the experience and vision to see its true potential.
The property sold for £135,000.
A developer later transformed it and sold it for £435,000.
That moment taught me something powerful: opportunities rarely feel comfortable at the time — and waiting for certainty often means missing growth.
Since then, my approach has been simple: focus on fundamentals and let the numbers lead the decision.
Examples:
• JV purchase at £115k with £25k invested into improvements — now valued around £230k and producing £1,000pcm with scope to increase.
• Another purchase at £140k requiring no work — currently valued around £300k and generating £1,500pcm.
The lesson isn’t “buy anything now.” The lesson is:
✔ There is no perfect timing.
✔ You must remove emotion from decision-making.
✔ The numbers and strategy must stack up from day one.
If you get the foundations right, property becomes a long-term wealth vehicle. If you don’t, it can quickly become expensive and stressful.
