Most landlords don’t lose money because of bad tenants —
they lose money because of bad process.
The biggest mistake I see with CityFHEPS is this:
👉 Treating it like a normal market rental.
Here’s what actually matters:
• Proper screening without violating Fair Housing
• Knowing which docs delay approval (and which don’t matter)
• Working with the right caseworker, not just any one
• Structuring rent + lease terms so payments stay smooth
When this is done right, units get filled faster than market rate.
Question for the group:
What’s your biggest concern with CityFHEPS right now —
A) Delays
B) Tenant eligibility ending
C) Nonpayment
D) Screening
E) Something else?
