I found a property selling for $175,000. Has a mortgage balance of $125,366 and equity of $133,306. The house is worth $258,672 according to the EMV. Two buyers backed out of the deal after realizing the house needs major repairs. I see a nice spread here but does any of you think I should promptly get it under contract and for how much? And how much would you pay for it if I assign it? Thanks
