Finding the best BRRRR and flip deals is like shopping on Black Friday but instead of waiting in line with the crowd, you get early access before the doors even open. By the time everyone else rushes in, the best deals are already gone.
When I first started, I did what everyone else did. I searched the MLS, made offers, and competed with dozens of buyers. Every time, the numbers got tighter, the profits smaller, and the frustration bigger. I knew there had to be a better way.
Then I realized something: The best investors weren’t looking at the same deals as everyone else. They were buying properties before they hit the market—off-market deals where there’s little to no competition. That changed everything for me.
Today, 90% of my deals come from my network—agents, wholesalers, property managers, attorneys, even regular people who know I’m always looking. By building the right relationships, I get calls before properties are listed. I hear about motivated sellers before they make a move. And that means I can negotiate directly, without bidding wars or inflated prices.
If you want to find deals that others never even see, you need to tap into the right networks and build real connections. The opportunities are out there—you just have to know where to look.
