We did not just increase income. We also cut operating expenses by $500 per unit annually.
A mismanaged building is a goldmine if you know how to run it efficiently. With in-house property management and renovations, we streamlined operations and made the building significantly more profitable.
The result was $6.5M in new value created. After subtracting renovation costs, that left us with a $5.1M profit.
The best part is we refinanced, pulled our original capital back out, and still own the property. It continues to bring in cash flow every month.
