I used to flip land.
For example:
I bought a 3-acre parcel for $15,000
I put a "for sale" sign on the property facing the busy road.
And I sold it TWO DAYS later for $45,000
Guess who bought it?
A neighbor two doors down!
I learned a LOT about flipping and investing as a land investor.
One of the most valuable things EVER IMO?
There are people who DO NOT WANT their land anymore!
They're "don't wanters"....
This seemed totally impossible to me BEFORE I experienced it with my own eyes!
BUT...
There are out-of-state landowners who are TIRED of paying property taxes on a piece of land they never use!
Here's what blows me away even more...
They do not try and sell or list the property!
There are sooo many reasons why:
👉The land price is too small for a realtor to want to list.
👉They don't want to spend money getting a survey, perc test, or closing
👉They have legal issues with ownership, they don't know how to solve
👉They just don't have the mental bandwidth or time to want to deal with it
True story!
More than once...
I had people just GIVE ME their land.
They said, "I don't want it. Pay the taxes and it's yours."
Crazy right?
We call these kinds of deals OFF-MARKET DEALS.
OM deals!
I 💓OM Deals
Because...
💚I can get them for under market value
💚I'm solving a problem for them
💚They are plentiful if you know how to "fish" OFF MARKET
The challenges with OM deals is they are NOT on the market!
That means you can go to a broker or a marketplace and see them
"listed"
So...
How do you find them?
I call it OM Fishing.
And you can do OM Fishing for almost ANY TYPE of acquisitions you're into.
I can fish a "hole" and get so many bites that I am busy for a week following up.

And I got bites from 15 people!
I've done one deal so far!
OM Fishing is super consistent.
I always find deals this way.
The "fish" are always biting too.
Some fishing holes are better than others...
But...
OM Fishing is the most repeatable way to get deals FAR BELOW
market value and/or on great terms.
