My Retirement income is going up!
We are purchasing a 4 family in Puerto Rico which will cash flow about $1800 - $450 positive per month. Here is how this deal came about. I belong to Apex Community Skool group and made friends with a local PR Realtor which he found a seller of this 4 plex that is willing to owner finance for 7 Years at 0% interest which is awesome! Seller is willing to accept $900 per month for 84 months. 84 payments (7 years) applied directly to principal equals $75,600 total reducing our purchase price of $300,000 down to 225,000 in Sept. 2032. Rent totals look like this $1,200 X 2 + $650 X 2 = $3,700 (2-3 beds, 2-1 beds) My realtor friend will live/rent in one of the 3 bed units managing both the rehab and the tenants and gets 50% ownership. I come up with $30,000 down payment, $5,000 to my realtor finders fee, $35,000 rehab cost for 50% ownership. I should net about 1,000 per month after expenses of $450 to seller $200 misc. We will try a short term rental in one of the 1 bed units to see if it's actually worth it and if so might try a 3 bed as well in the future.
