My Retirement income is going up!
We are purchasing a 4 family in Puerto Rico which will cash flow about $1800 - $450 positive per month. Here is how this deal came about. I belong to Apex Community Skool group and made friends with a local PR Realtor which he found a seller of this 4 plex that is willing to owner finance for 7 Years at 0% interest which is awesome! Seller is willing to accept $900 per month for 84 months. 84 payments (7 years) applied directly to principal equals $75,600 total reducing our purchase price of $300,000 down to 225,000 in Sept. 2032. Rent totals look like this $1,200 X 2 + $650 X 2 = $3,700 (2-3 beds, 2-1 beds) My realtor friend will live/rent in one of the 3 bed units managing both the rehab and the tenants and gets 50% ownership. I come up with $30,000 down payment, $5,000 to my realtor finders fee, $35,000 rehab cost for 50% ownership. I should net about 1,000 per month after expenses of $450 to seller $200 misc. We will try a short term rental in one of the 1 bed units to see if it's actually worth it and if so might try a 3 bed as well in the future.

Cash flow club
So, what I have been thinking about for many many years is, all of my monthly personal and business expenses, is all outgoing money. My outgoing money is someone else's cash flow inward💵. All of my online and offline subscriptions is someone else's cash flow. How can I copy what they are doing to get the cash flowing into my bank account instead of theirs. The gas and water bills are going to be hard to copy, but the mortgage payments? Hmmm I also look at all of the products I purchase, the people I bought that from are also looking to increase more sales of that item. Could I help them make more sales, which they would pay me a commission for every sale I help close? Yes they do that all the time. So what products do I enjoy that I would be glad to promote? These are all things I can do to increase my multiple streams of cash flow. I build streams of income one at a time over and over and over. Every drop helps. If one dries up, who cares! I buy cheap non-performing 2nd mortgages nationwide and have been doing so since 2007. As I accumulate these "notes" I get them to re-perform one by one by one. Some pay $200 Some pay $2,000 per month. Over and over and over. I hope this gets you into the frame of mind that working hard is not the way to wealth. Your boss pays you just enough so that you won't quit, that's it!

I have a not to exceed date at my job of October… unless they extend the date another 4 years, I’m out of a job. I love my job but I already feel like I have a need to move on from this job and venture into realestate oriented business because my job limits my ability to dedicate time to developing my business. I don’t know what I want to do…so tied to the employee mentality of a check every 2 weeks.

Hi Mike and everyone in this group. Thank you for the invite. I’m here from the Flip Flop Flipper community and Apex Real Estate. I have a couple of Real Estate properties and I’m looking to expand my portafolio. I have seen you over there and you seem to be very knowledgeable.
