Hey @Nickson Mbwavi. In my experience with 4 unit buildings in a D neighborhood, Delinquent tenants cost me the most time and money today. I'll never buy in a D neighborhood again

@Nickson Mbwavi when I was in college my landlord had a $100 “reward“ for paying rent on time. What this was was a cleverly disguised additional penalty for paying late. He had very costly late payment policy. When I first heard of the concept of the reward, I thought it was great. I was a first time apartment renter and some naïve

Welcome @Conner Smith. I'm in Illinois also, but I'm just West of Chicago. When I was renting out apartments in buildings I owned, I learned that the two times a landlord is sure to lose money is when they rush, and/or when they feel sorry for the tenant
Balancing Career and Getting Into Real Estate
Hello all, I’m a new member in the mentorship as of a couple days ago. As I’m sitting in my hotel room in South Korea and about to fly to Hong Kong in a few hours. I’m just curious if there are others out there that are getting started in the real estate game, but balancing their existing career? How do you continue to drive forward to meet new goals you’re setting for yourself when you are still grinding at the so called “9 to 5”? I’m in a bit of a unique situation, flying cargo for an airline. I’m gone half of every month and don’t have connectivity in the air to be on this community, learn from the course material (as it’s not downloadable…YET!!!! Please make them downloadable on the app), research markets, analyze deals, and so on and so forth. Is anyone in the same boat traveling internationally frequently and trying to get their feet under them in this space? I’ve got an idea for my memoir now that I’m writing this post. It’s called “Jet Lag: Grounding Yourself in Real Estate while Soaring Through the Sky” lol
