Market Data Research for MTR Deal Finding
Hi! I'm working my way through the MTR Deal Finder & Underwriting Guide. Just wanted to check in here and see if the tools I'm using for data research check out and make sense.... 1. Asset: Small MF (4–20 units), 1–2 bed mix, in-unit laundry, off-street parking, C+/B areas. Tool: Zillow 2. Proximity: ≤12–15 min drive to 2+ hospitals or a single 400+ bed hospital / Level I–II trauma / children’s hospital. Tool: Google Maps 3. Restrictions: 30+ day stays permitted; no HOA bans; city doesn’t require STR permits for ≥30 days. Tool: City Govt website 4. Safety & Noise: Walk Score irrelevant; prioritize quiet residential streets within a hospital commute corridor. Tool: Not sure what tool I could use for this one virtually if I'm not walking the areas physically? Also, anyone know of a tool that would do all of this in one? I checked out Bright Investor but had a hard time navigating it. Thanks in advance!
