Team AFL I’ve gone through the 2025 UK Budget and let me tell you, there’s a LOT in here that will impact entrepreneurs, investors, and property people. But before we get into the fear and noise the media is pushing… 👉 Remember: winners are made in times like these. 👉 Markets shift. Strategies evolve. Wealth still gets built. Let’s break this Budget down the way only this community can with clarity, confidence, and opportunity-focused thinking. 🔹 Small Business – Tougher Climate but Bigger Rewards for Action Takers Yes, taxes are creeping up. Yes, consumers will feel pressure. BUT… - There are strong capital allowances for those building real businesses. - The government wants fast-growing companies to scale — and money will flow into those who innovate. This is where entrepreneurs win. The average person will freeze. The community here will take action. 🔹 Investing – The Squeeze Is Real, but Strategy Beats Fear ISAs shrinking. Dividend taxes rising. Savings becoming less attractive. The middle class is being squeezed tighter than ever and honestly, the government isn’t helping them stay afloat. But here’s the truth: 👉 We don’t rely on the government to build wealth. 👉 We rely on strategy, education, and execution. The smart money will leave the sidelines and move into assets with real returns. 🔹 Property – Pressure on Landlords… But Look at What the Big Players Are Doing Higher taxes on rental income. Visitor levies on short lets. More heat on “asset wealth.” A lot of landlords are panicking. But look around… 🏦 BlackRock is still buying property. 🏦 Lloyds is still expanding their housing portfolios. 🏦 Institutional investors are doubling down while everyone else moans. Why? Because despite tax changes, property remains: ✔️ A hedge against inflation ✔️ A long-term wealth vehicle ✔️ A cash-flow machine when done properly ✔️ An asset class with REAL value, not paper promises If the big boys are deploying cash… that tells you everything. 🔑 Key Takeaway

I’d Network AggressivelyYour next investor, partner or deal is one conversation away. Show up in rooms, meet people, build relationships. Property is a people business. 2. I’d Pick ONE Strategy and CommitNo shiny object syndrome. Choose one lane: Commercial Conversions, SA, HMO, whatever and master it. When you focus, results accelerate. 3. I’d Learn to Raise Money ImmediatelyThe money is out there. Your job is to become investable: build credibility, share what you’re doing, and present deals properly. When you know how to raise, you can scale fast. 4. I’d Follow a Proven FrameworkNot random YouTube advice.A real, tested system from people who’ve done it for real. Property success is a formula , stick to it and you win. If you’re in this community, you already have the tools and the people to make 2026 your breakthrough year. Now show up, take action, and make it happen.

Itching to get started , however the conveyancing and legal timescales in this country for completion to start our first “ flip “ are extremely frustrating, especially taking into consideration there’s no chain at either end Has anyone else experienced this please ?
