If interested, sign up for this free class by Brian Linton. @Lance Turner has consulted with him personally and speaks highly of him. I won't be able to make the actual webinar, but I signed up anyway to make sure I get a recording to watch later. I suspect this will be similar to the Bolt Farm session last month, and perhaps similar to what I have planned for January (heh). We're all working to help others get their glamping operations going. I'm sure the free lesson will be helpful. Here's a link: https://learn.findingpromisedland.com/rv-park-to-glampground-webinar

How Do You Think My SBA Meeting Went? (Yeeeesh!)
So I was pretty jazzed about my first SBA loan meeting today. I submitted my paperwork and was moving to the next level: interview from a loan officer, a specialist in SBA lending. That's the next step before moving into application. The MS Teams meeting fires up. My SBA preparer, Bernardo pops up. And my loan officer fires up. Becky Fuller. Anyone recognize her? She's the lovely planning commissioner who steals the stage in several of the public hearings streamed into our Classroom Folder. My special use public hearing. The Colorado Pumpkin patch hearing. And our very own @Jason Schott ADU application. She voted all of our projects down...along with scrutinizing ridicule. She's a crazy person. Hates development. Despises glamping. I'll let you know how it went in tomorrow's meeting. (It wasn't pretty)

Chis, maybe your professional business plan will change her mind. I watched your Day 8 business plan video. The info on your family involvement and revenue projections may sway her to change her mind about glamping. She should see a lot of tax dollars and tourist revenue flowing into the county.
Lessons
I took some AI advice and asked for a series of lessons pointed out by multiple glamping authors and 10 hidden gems. Here's what ChatGPT gave me ---------- Below is a synthesized, cross-document analysis of the 10 most consistently reinforced lessons AND the 10 most valuable hidden nuggets that others usually miss—drawn from themes repeated across your uploaded sources: - The Glamping Investor (Garrett Brown) , - Sage Outdoor Advisory Report , - KOA 2024 Glamping Report , - The Profitable Glamping Business Playbook , - Isaac French Webinar Notes , - Weekly Glampreneur Emails (Brian & Joanna Linton) . ✅ Top 10 Actionable Lessons Reinforced Across All Sources These are the lessons that appear again and again across books, reports, feasibility studies, operator emails, and industry data. 1. Speed to First Revenue Is Everything Every source pushes starting small, launching Phase 1 quickly, and letting revenue fund expansion. – Garrett Brown warns that projects always take longer and cost more; start with 1–3 units. – Lintons repeatedly say: “Don’t overbuild. Get open. Cash flow creates clarity.” – KOA data shows demand is strong even for minimal-friction glamping setups. 2. Market Selection Matters More Than Structure Type Every guide repeats that success depends on: - 1–2 hrs from a major metro - Year-round demand - Friendly zoning & utility feasibility – Sage Report emphasizes data-driven feasibility. – Garrett Brown’s 60/30/10 rule focuses on market strength first. – Isaac French says “cool land” doesn’t equal a good business. 3. The Guest Experience Is the Product (Not the Dome) Across all sources: - Surprise & delight - Cleanliness - Emotionally resonant design– KOA shows glampers value experience + relaxation. – Glampitect stresses aesthetics and guest journey. – Isaac French: “Luxury = joy, renewal, reconnection.” ) 4. Design With Intention—Not Trend-Chasing Repeated themes: - Let the land dictate design. - Avoid copy-paste aesthetics.– Isaac French: “Strong brand identity beats data.” – Lintons: Focus and niche > trying to offer everything.

A TEAM acronym is Together Everyone Achieves More. Between Chris info on Rocky Mountain Roosters and Lance post above this info is gold. Theme and story telling is what I want to improve for my micro resort. I drive my guests to their forest secluded tents. There is a 100 meter drive up the mountain that I plan to theme for guests to view on their drive. Most guests walk back down to their vehicles multiple times to visit local tour sites. When I visit a theme park, I take photos of their decorations that might be an economic option to apply to that 100 meter trail to their tents.

This is the first advertisement I have seen for Marriott's venture into glamping. Thoughts? https://www.facebook.com/watch/?v=1905117323370504

I am a Marriott Bonvoy member. I may have applied for the glamping program. I never received an email back from them.
The Bolts Are Teaching a Free Class
Seth and Tori Bolt are providing a free seminar for interested glampers on how to book out at top prices. Check it out here. Anyone want to attend? The Bolts are high-profile glamping hosts from Tennessee who were keynote speakers at the Glamping Show Americas in October. They sell a larger consultation package that I was tempted to buy into about a month ago. They're the real deal!

The bottom line up front (Cost) for the Bolt Mastermind System: $4,995 investment for six months. To continue after six months: $995 per month (Black Friday special to first 50 founders). After Friday the price increases to $25,000 investment and $2500 per month. The initial investment includes Bi-weekly training calls Mastermind Platform which is an AI COO that provides the item listed below Tng Videos Templates Frame Works Checklists Playbooks Direct Booking System Social strategy (Instagram) Happiness guarantee. My notes from the Bolt Mastermind System (from the slide deck) 1. Direct Booking 2. Website 3. Instagram for social media 4. AI focus or the 24/7 COO 5. Many chats with guests from reservation to after checkout 6. Welcome host influencers The System has three pillars 1. Direct Demand Engine which is the website that you are responsible for building. The results are 93% occupancy 2. Experiential hospitality Design which results in 25% rebook. This is the many chats from above. 3. The social system flywheel (Instagram). Instagram feeds the direct booking. My thoughts unless you are ready with a website and direct bookings the investment is too much. The Chris" glamping/Land is Gold skool can get you through the start up and permitting issues that the Bolt's had in the beginning of their South Carolina site and failure resulted in Bolt's move to Tennessee. Lance or Anja may have more to add.
