I just mailed a deed and a check to a mobile notary for a house and 1 acre in east texas. The title looks clean other than the back taxes. We will see what kind of profit we can realize on it.

@D Browne I use both private and hard money to fund my deals. Private money looks like this: Funds 100% of purchase rehab and rehab No points paid 10% annualized interest, paid monthly 1 year payback with no prepayment penalty Partner with only one person per project They get name on title, insurance and lien in 1st position. It’s a great way for me to scale and a great way for my lender to make an insane monthly return with no risk.
