@Ruben Austria with our in-house product we would use 80% of the AirDNA projected rents. Min 1 DSCR for up to 75% LTV and min 1.15% DSCR for up to 80% LTV on a purchase. Everything else is pretty standard to what you would see on any DSCR product but let me know if you have specific questions or want to chat more about it.

What are you looking for, just basic terms? I have a couple lenders that would likely entertain a property like this. Happy to run it by them. My expectation is you would need to get a separate lot loan for the second parcel but could run the loans simultaneously so you can close at the same time.

Hope everyone’s having a great start to this wonderful Wednesday. Does anyone know if writing blind purchase offers is still a thing? I have an investor asking if I know anyone who’s had success with it lately.

@Emerson Pacete @Rafael Davis Blind offer all day. Blind purchase very rarely. I buy across the country and some cities I've literally never been to. Every offer I submit is blind in the sense that neither myself nor my team hasn't physically seen the property but we always get an inspection period to walk it before fully committing. So to Martin's point, if the seller or wholesaler/realtor has misrepresented the condition in any of our initial conversations we will find out when we walk it and back out of the deal if needed. Only exception to this, where we will truly purchase blind is a scenario where it's in a neighborhood we've done at least 1 project before and we are buying so low we can budget a full gut and numbers still make sense.
