You’re just going to have to apply with their vendor application form specifically for corporate housing. Most buildings want at least a 2 year old minimum LLC. Some buildings don’t, but you won’t know until you actually apply and see what they say.

Hey, I am looking for a studio apartment and am trying to find some areas that would be a good fit. Is it a bad sign that there are only 4 str listing in my prospective city?

Not necessarily, there are a ton of factors to consider including Rental Demand in the area as well as generally understanding what attracts people to that city. What is the demographic of guest that would frequent the area? But before you do all of that due diligence, you've got to question why you're even looking for a studio. If it's cost, then go to another city where costs are lower and you can acquire a 1BD 1 Bath.
