This one has been a ride but I finally got it closed with the help of my jv partner this was a short sale so it was kinda lengthy glad we finally got it done ! I acquired this from contacting the seller from my code violation list then I already had my buyer lined up But the mortgage and leins exceeded the offer from the buyer so we negotiated with the mortgage company from 77k down to 10k praise the lord! We gave the seller 3k from our assignment fee And we closed this out today so in total it was a assignment fee of 19.5k split between me and my jv partner I thank God above all else for this and Zach and Rick without them I would not have made this onto the next deal starting the year off great 🥰
