Question....What is best and why...ChatGTP, Grok, Claude, Gemini or other? It's like what is better Apple or Android (That is to easy, it's a no brainer...LOL) or for Oldtimers like me VHS or Beta!

I like Grok better than Gemini - mainly, it's because X is my social media of choice (so access is quick), it's familiar, and I find the output is easier to read. I haven't used the others.

Management Question
We use ESS - is there a way to save payments for those tenants that login to their account every month to process payment. We'd like to have some leverage against them for if and when they move out - to ensure they leave it in a clean state. Any suggestions? We could make it a requirement to have a payment saved on file. Likely would need to change our storage agreement.
