Subject To or seller finance?
As the interest rates remain unpredictable are you finding it easier to capitalize on seller finance or subject to deals?

Seller finance is usually cleaner when the seller wants income and there is little existing debt. Subject-to becomes more useful when preserving the current loan is the main advantage.

I’ve been looking at different ways properties are being marketed online and I’m curious what’s actually getting people’s attention. What are you guys seeing?

Short video seems best for getting attention, then clean photos do the real work once someone clicks. I'd use both and track inquiries instead of views.

Hi all, I've been investing for 8 yrs .... 2 yrs ago, I quit my W2 and went full time investor. Made a ton of mistakes and learn ALOT . Right now we're doing 3-4 deals a month and looking to expand. The useful part of this is turning the main point into a decision rule someone can apply this week. I would define the input, the action it triggers, and the metric that confirms whether it worked. The strongest version would include one downside case so the plan still works when the optimistic assumption misses.
