Any active investors? What would your next move be?
I met the seller lead and toured the property: a 2017, 3-bed, 2-bath Oakwood single-wide. It’s on the smaller side, but no major issues. They originally had a $20K mortgage and wanted $50K—I made it clear that wasn’t realistic. I proposed two options: Plan A—pay off the $20K mortgage and get them $7K in cash with a cash buyer. If that doesn’t work, Plan B is rent-to-own—$5K upfront and $200/month for 25 months, totaling $10K, plus the mortgage paid off. The mortgage was said to be $20K, but I just reviewed a statement from three months ago—turns out the principal is just over $26K. They’re behind on the mortgage, but they are current on the lot rent...

Personally.. I’d offer to get them out of the mortgage and possibly the deposit on their new but not much more. If they’re behind, I’m saving them already and $7k in their pocket is STEEP. I’d offer the rent to own option with the $5k down OR $200/month you said but not both. Keep us posted!

@Veronica Graves so, I recommend at least $15,000 to get started if you’re looking to be a landlord. I don’t advise borrowing money because too much can go wrong while operating on borrowed funds. I would say start with wholesale to build capital and then use that money to transition into being a landlord.

@Antoine Davis I only give the bill of sale in exchange for the deposit. Nothing else. If they are paying in full.. we can usually head to the DMV right then.

@Fatima Jordan Love that for you but hate that you had to pay a lawyer for something that should already be in your toolkit 😭 That’s EXACTLY why I dropped this bundle! The paperwork headaches will slow you down, kill deals, and have you second guessing everything. Now you’ve got plug and play documents you can actually use in real deals without scrambling last minute or paying hundreds every time. We are closing deals, not funding attorneys unnecessarily 😂
