@Steve Hennigan is #1 on this week's leaderboard, and the work behind it backs it up. He is working houses in Louisiana, got five offers out this week on the way to ten, and when a seller came back low or said flat out they do not work with wholesalers, he kept calling instead of stopping. He is also the one who started this week's win of the week thread, which pulled other members out to share their own progress instead of staying quiet. Everybody else, that is the standard. Offers out, not just conversations. Count them, push past the no, and tell the room what is happening.

I just learned a valuable lesson the hard way… We ALL have those moments where we wonder, “Is this offer too low?” or “What if they say no?” Well… I let those thoughts get the best of me. 😩 🏠 Single Family Home 💰 Asking: $120,000 💵 Offer I was considering: $40,000 The property fit all my criteria from Zompz/Zillow, but the interior looked like it had been updated. I started second-guessing myself. "Maybe $40K is too low." "Maybe I should wait." "Maybe they'll never accept it." So I procrastinated… ONE DAY LATER — SOLD FOR $41,105. 🤦‍♂️ Talk about a lesson! Had I simply made the offer instead of overthinking it, I could potentially have had that property under contract today. The reality is simple: 👉 They can accept it. 👉 They can reject it. 👉 They can ignore it. But if you never make the offer, you already know the answer. 💡 My takeaway: Stop worrying so much about whether it will work out in your favor. Take the shot. You can always move on from a NO.
