Serving the UK Real Estate Market? We need to talk!
Hi all, We are members of UKAI (the UK’s only AI trade association) and as Tustra focuses on real estate, we have been invited to take part in a working group alongside housing associations, property managers, and some of the people shaping policy across the UK property sector. Our role involves educating and demonstrating where AI is actually being used in estate agency and housing, what's working in production, what enterprise clients are asking for, and where the gaps are. We'll be feeding into discussions with large housing organisations and governing bodies over the coming months. We're looking for people in this community who are also building and have built for the UK real estate industry. Specifically anyone who has worked on: - Portal and CRM integrations - Workflow automation for agencies or housing associations - Re-engagement/activation - Voice AI/Whatsapp Agents - Repairs, scheduling, or tenant communication - Compliance, reporting, or data consolidation We're putting together a small group of people doing serious work in this space. In return, we'll share what we're hearing directly from enterprise housing clients, policy makers and members of UK parliament about what they actually need and how the industry is evolving. Where your work is relevant to the conversations we're having, we'll make sure it's in the room. If you're building something real for UK real estate, drop a comment or message me. Look forward to hearing from you 😊

Hi Sam, really interesting post. My background is 10 years as a chartered surveyor, now working in AI and automation, so this is right up my street. I've done valuations for large London housing associations before, including compulsory purchase work, so I know the reporting and portfolio side well. I did this when I was at JLL. There's a huge amount that could be done here, especially around portfolio review, reporting standards and Green Book appraisals. For me the biggest unlock is linking all the data sources together, that's where most of the value (and the mess) usually sits. Keen to hear where the housing associations you're speaking to stand on this. Happy to connect. Cheers, George
Why Are So Many People Learning AI But Still Not Making Money?
Most people are learning AI. Very few are making money with it. The difference isn't the tools they're using. The difference is that one group is learning, while the other group is taking action, solving problems, and putting their skills in front of people. You don't need another course. You need a way to turn your skills into income. What's the biggest thing stopping you from making money with your AI skills right now? Check out the LinkedIn post I just wrote about this HERE Drop your answer below. 👇

Interesting post, definitely grabbed my attention. Honest answer for me: building the thing is the easy part. Spinning up an AI system and working out the how is rarely the bottleneck. The hard part is finding the people who'll actually pay for it. Which is exactly your point reading between the lines: it comes down to more outbound and getting in front of potential clients. The skill matters far less than the pipeline.
Claude code leads generation
Hello everyone, I’m looking for a method where I can find leads for a specific niche. After having those leads I would like to write cold emails. Claude code should analyze all campaign and selfimprove for the next campaigns. Is it possible ? And if yes, how? Best regards Yves

@Siri D amazing and great start. As you can imagine that is quite a skill to cold email. I can send you over my cold email playbook if that’s helpful? things you need to be conscious of what you write in the email copy, how are you sending (are you sending through something like instantly) and how are you building lists. Also a key thing is response times. Are you doing this automatically or manually? Also you need to pump the volume I send 500 plus a day with response rates from 1-10% depending on campaign
What if?
If you could automate ONE thing in your business tomorrow — What would it be? (Mine changed everything when I finally set it up)

@Drique Sd Yeah it's been a wide range. Everything from a TikTok Shop management company helping Amazon and Shopify brands, to a full lead generation build for a US millwork company pulling thousands of leads across trade associations and Sales Nav, to a media production company working with Disney, Paramount and iHeart Radio. And everything in between. There have been some real problems to solve. Even bucketing it into the main bits, finding leads, generating copy, and sending at scale have all had varying levels of success. I've also audited huge campaigns for people doing this at a much larger scale than I have. To answer your question, it's custom for each client right now but the SOP means the process is the same every time. Just different ICPs, different lead sources, different copy angles. Once I've done my two builds next week I should be able to practise what I preach and start emailing 600 companies a day to sell my own services doing this. That's where the money's made. Or at least that's my theory. I'll tell you how I get on.

@Drique Sd thanks, main part of the 'client roster' has been property companies with my property background. Yeah, I'm actually planning on recording a quick video on here to show people how I do it, and ask for advice on my systems and any areas I might have missed.
Sales
Guys, how do y'all manage your sales? Is it just email campaigns, Linkedin outreach, cold calling? What's your go to? I prefer cold calling :P

@Dmitrij Dremin Email campaigns, Upwork, and LinkedIn outreach are my main ones. Haven't done cold calling yet. But honestly the biggest source of work for me so far has been leaning on my existing network. People I already know, communities I'm in, in-person meetups. Don't underestimate that one.

@Dmitrij Dremin yeah, I used to work at a company and one of the guys they brought in was so good at it, I forgot how important this could be.
