I'm looking for a couple of people to read the copy of my first book on Creative Finance. It's one of a three-part series I'm working on right now and I'm looking for feedback on my first draft. If you're reading this and you feel that you have some skills in editing and you are an accomplished reader, I'd love to connect with 1-2 of you about giving it a read through and providing feedback on any improvements I can make or sections I may have missed. I should have draft one back for my editor this week, but rely on y'all to tell me if it's good or not. By design, it's not going to be a long book. It's about 135 pages, so it should be a relitivley quick read.

We already caught it, but it looks like someone came in and made a fake account, where they copied my image and my name and responded to a few people in this community as me. They only made five posts before we caught it, but did want to let you know. If you received a strange message from me or a direct message from me that seemed odd over the last 24 hours in SKOOL, it was likely the imposter account, which has been deleted and blocked. I'll be keeping an eye out for this in the future, as we're trying to make sure that they don't recreate a new account and attempt to join again. Be careful on the messages. If I message you something that does not sound right, it's probably not me.

Who in the community is from Michigan?

I love it when happens! Now that we are under contract for our new HQ after winning on our price negotiation, we entered due diligence. Thus far in due diligence, we found that their rents are a little higher than their initial rent roll. Insurance quote came $15,000 below what they were currently paying. And we've already lined up another tenant to take the rest of the office space putting us at 100% occupancy at Close. In addition, I had budgeted for landscaping, it turns out there's an HOA for all three office buildings in this complex, but we own 75% of the HOA automatically win every vote and decide the budget every year. So all of the other tenants cover the cost of the exterior maintenance and landscaping. Coming in at around a day 1 cap rate of 8 with significant upside.
