@David Veney love this!!!
🏆 Top 10 This Week
This week's top contributors in Flippinars, ranked by points earned. 1. @Audrey Pray, Level 5, just leveled up from Level 4. Let Muse map her own buyer zip codes this week and built a list of 88 properties off it, then used the same tool to write her own offer letters and texts. Also walked Levernare Thomas through a skip trace problem step by step. 2. @Ashley Pinson, Level 3. Asked the room a real question about a seller who named a price, then answered her own thread with her process, running her own comps first and working backward to a number before she calls back. Also got about 46 letters out to code violation owners this week. 3. @Dana Emakoji, Level 5, just leveled up from Level 4. Still out working her territory in person this week, checking on properties, her own rental, and her realtors, and back in that same area again a few days later lining up buyers for what she's got moving. 4. @Levernare Thomas, Level 3. Ran a real public hunt for a vacant commercial property all week, tracing it to the company that owns it through county records and emailing them directly, then telling the room honestly when he was still waiting to hear back. 5. @Leroy Joe, Level 2. Brand new, introduced himself and in the same week reported a property he's got moving toward contract, and said he will keep checking back with the seller instead of letting it go cold. 6. @Mark Pantak, Level 3. Worked tax lien auctions in Indiana this week and came back and told the room exactly how it went, half the properties got pulled or redeemed before the bidding even started. 7. @Bernita Smith, Level 4. Shared how she's using AI tools to get her own property research done faster, then followed up with the actual questions she asks to match a property's condition to the numbers.

Hi Ty! I’m getting g closer to stepping in the room! I spoke with a PML this morning about possibly taking in the Selma home myself and making it “hold #2” for my own portfolio. If a buyer comes along at the right price, I will wholesale it and pay off the first house, leaving the next 15 years I have contracted 100% profit. Reviewing multiple exit strategies to wrap this up then coming to learn more in the room with you! Congratulations@everyone!!! Let’s keep taking action and pushing for the wins!!!

@Ty Flip Man I will dm you
Member of the Week: Mark Pantak
This week's Member of the Week is @Mark Pantak. He spent this week grinding tax lien auctions in Indiana. Up at 5am Central on Monday, he picked up an investor flying in from California at the Chicago airport, then drove clear across the state and got through 24 properties that same day, home after midnight. The next day he got through 21 more properties in another county, with the first auction the following morning. That is what real work looks like, early mornings, long drives, and still showing up for the next property the next day. Put in work like that and tell the room about it. That is how you earn this next.

🏆 Top 10 This Week
This week's top contributors in Flippinars, ranked by points earned. 1. @Steve Hennigan, Level 3. Keeps a public tally of his offers, five out and working toward ten, and takes every too low or we do not work with wholesalers as a reason to keep calling instead of a reason to stop. 2. @Dana Emakoji, Level 4. Working two agents and an owner lead across several cities at once this week, with more showings lined up and real movement on an active property. 3. @Audrey Pray, Level 4. Still logging the long days of calls, texts and mail, and said it plainly this week, a signed contract is the goal and she is doing whatever it takes to get there. 4. @Travis Rice, Level 3. Brought real outside experience into the room, suggesting ways to automate that first listing agent text using an LLM or a VA, the same approach that worked for him in solar sales. 5. @Phillip Leary, Level 3. Named his own gap honestly, said he has been approaching the field haphazardly, then went back and rewatched the seller finding training before getting back on the phones. 6. @David Veney, Level 3. Dug into assumable mortgages and novation this week and already has a few properties he wants to try the strategy on. 7. @Emma Bassiri, Level 4. Posted on growth coming from thinking better, not just doing more, then got specific, tightening up the capital side of the business so she has more than one way to fund the right opportunity. 8. @Levernare Thomas, Level 2. Spotted a vacant commercial building near a new development and is already tracking down the owner through the listing commercial brokerage. 9. @Mark Pantak, Level 2. Bought three tax deeds in Kansas last week and is on the road this week for two more tax lien sales before flying to New York.

@Ty Flip Man I’m looking for a buyer for the Selma property and I market and put tenant buyers in properties owned by either investors to make additional income as I fill them. Always working and opening more doors .

@Ty Flip Man a buyer! 😂
Member of the Week: Steve Hennigan
@Steve Hennigan is #1 on this week's leaderboard, and the work behind it backs it up. He is working houses in Louisiana, got five offers out this week on the way to ten, and when a seller came back low or said flat out they do not work with wholesalers, he kept calling instead of stopping. He is also the one who started this week's win of the week thread, which pulled other members out to share their own progress instead of staying quiet. Everybody else, that is the standard. Offers out, not just conversations. Count them, push past the no, and tell the room what is happening.
