Would you bid a ๐Ÿ’ฅPENNY๐Ÿ’ฅ for my DEAL GETTER EMAIL?
I always have more deals than I can handle. I'm not that smart though. I just test stuff. Like a crazy man. I've gotta deal getter email I use for acquisitions. It's taken me YEARS to get an outreach email that works on STRANGERS... so consistently. (Check out the pic inside.) I don't wanna just "give it away" for free, because then nobody would use it. This email gets more deals than I can shake a stick at. Recently... I gave it to someone. What happened? They acquired a Skool community with 1800 members. They didn't even send much more than 100 emails. Now... Even though I don't want to "give it away"... I don't want it to be crazy expensive. So, I had an idea ๐Ÿ’ก in the shower๐Ÿšฟ. (Why do I get all my great ideas in the bathroom? ๐Ÿšฝ ) Why don't I have an auction? Bids will start at a penny. AND... Bids can only go UP by a penny. This way... We can ALL have fun... Bids won't go to the moon... And MAYBE? I'll win some brownie points with you? Whatya think? Dumb idea? or would you bid a penny? Lemme know below please. Here's what to do: If you'd bid... It has taken me over 5 years to get a cold outreach email that gets 8 out of 10 people to open and so many responders open to selling. (You can see in the pic that I am still split testing.) All the deals I can handle
I used to flip land. For example: I bought a 3-acre parcel for $15,000 I put a "for sale" sign on the property facing the busy road. And I sold it TWO DAYS later for $45,000 Guess who bought it? A neighbor two doors down! I learned a LOT about flipping and investing as a land investor. One of the most valuable things EVER IMO? There are people who DO NOT WANT their land anymore! They're "don't wanters".... This seemed totally impossible to me BEFORE I experienced it with my own eyes! BUT... There are out-of-state landowners who are TIRED of paying property taxes on a piece of land they never use! Here's what blows me away even more... They do not try and sell or list the property! There are sooo many reasons why: ๐Ÿ‘‰The land price is too small for a realtor to want to list. ๐Ÿ‘‰They don't want to spend money getting a survey, perc test, or closing ๐Ÿ‘‰They have legal issues with ownership, they don't know how to solve ๐Ÿ‘‰They just don't have the mental bandwidth or time to want to deal with it True story! More than once... I had people just GIVE ME their land. They said, "I don't want it. Pay the taxes and it's yours." Crazy right? We call these kinds of deals OFF-MARKET DEALS. OM deals! I ๐Ÿ’“OM Deals Because... ๐Ÿ’šI can get them for under market value ๐Ÿ’šI'm solving a problem for them ๐Ÿ’šThey are plentiful if you know how to "fish" OFF MARKET The challenges with OM deals is they are NOT on the market! That means you can go to a broker or a marketplace and see them "listed" So... How do you find them? I call it OM Fishing. And you can do OM Fishing for almost ANY TYPE of acquisitions you're into. I can fish a "hole" and get so many bites that I am busy for a week following up. Check out the pic attached. I loaded up 71 possible "Do not wanters" And I got bites from 15 people! I've done one deal so far! OM Fishing is super consistent. I always find deals this way. The "fish" are always biting too. Some fishing holes are better than others...
