First signed agreement!
Just wanted to share a quick win I got my first purchase agreement signed This one taught me a lot because I had a few mistakes on the agreement at first, but the seller pointed them out, I stayed professional, corrected everything, resent it, and they signed Big lesson: don’t panic when there’s a mistake Just own it, fix it, and keep moving Huge thanks to Levi for the guidance and helping me stay on track through the proces. Definitely motivated to keep stacking wins from here

This is whats going on with those leads: 1- following up, said she got an offer for 1K and not acceptable, bought her lot for 10K. Said needed to do research to ask a fair price. 1- asking $7,500+ closing, not open to negotiate. Not very motivated to sell 2- asking 10K 1- looking to get more than 6K which is tax value 1- Said would consider any offer, so I offered 2K + closing 1- Said not wanting to make a profit but needs to talk with sister since co-owner (following up, pending offer to be made)

3 LOT WIN
I just wanted to take a moment to share that Rosa and I closed our first deal… really our first three deals. We purchased two lots side by side, double closed them, and also bought and sold a separate lot on a small financing contract half upfront with the remaining balance paid out over two monthly payments (set to complete at the end of May) Overall, it was a great experience. I personally attended the closing, got to meet both the buyers and the attorney, and see the properties and subdivision in person. That alone added a whole new level of understanding and confidence going forward. We ended up making about $8,200 total: - Bought the double lot for $3K → sold for $8K - Bought a single lot for $800 (all Rosa's doing lol) → sold for $4K (structured deal) Excitement is high, but more than anything, it really made it clear how much consistency and continued action matter if we want to scale this. Huge appreciation to everyone in this group. This genuinely started from a random YouTube video popping up on my feed, so I’m grateful to be in the space. Also want to give credit to @Rosa Linda Alvarez . She’s been a beast on the acquisitions side and a big part of making this happen. We’re already working on the next deal. I just sent earnest money this morning on one in Augusta, and mailed out a few priority letters with some Starbucks gift cards for nearby lots we’re targeting lol.
