@Nigel Green Reading your post is like looking in the mirror, although I'm slightly ahead. I've just been put on garden leave after nudging for redundancy/semi-retirement, so using the extra time to get the foundational work done, reboot my online footprint and roll out my next 90 day plan. I'm growing my network of agents, but really need to target on investors to work together for JV's.

Introducing myself.
Hi all, I just wanted to introduce myself, as I'm new here, and looking forward to getting stuck in. I'm based in Barnstaple in North Devon. Is anyone else nearby? I'm hoping to build my knowledge and confidence over the next 90 days, to the point where I'm ready to make my first property purchase.

@Paul McWhinnie All the best for your property journey, if I can make a suggestion - complete each module and take action as you go, you'll learn and experience more as you go, else you may find by day 90 you have to rerun the whole course again! Post on here for any questions and I'm sure others will be able to comment.
Pipeline
I just thought I’d share this following yesterday’s topic, as it’s been a bit of a game changer for me. I’ve built a property acquisitions pipeline with ChatGPT that acts like a mini CRM and deal analysis system for every property I source. Instead of jumping emotionally from one listing to the next, every deal gets logged into a spreadsheet and moved through colour-coded stages: Raw Lead (grey), Watchlist (yellow), Active Lead (green), Negotiation/Under Offer (blue), and Completed (purple), plus a separate Future Empire Assets (gold) category for larger long-term opportunities. Each property is logged with all the key information in one place, including the agent’s details, listing web link, asking price, sq ft, £/sq ft, tenure, income and yield, so nothing gets lost. Each deal is then scored out of 10 and analysed for seller motivation and—most importantly for my strategy—hidden optionality (title splitting, upper-floor conversions, mixed-use angles, vacant space, etc). It’s genuinely helped me stop random browsing and start approaching property sourcing in a much more structured and strategic way, making it far easier to filter what’s noise, what’s worth watching, and what’s a genuine opportunity. Happy to share the spreadsheet / framework with anyone who thinks it might help them too.

@Nicky Rybka Goldsmith - good job! My uber smart VA and I have been working on a prospecting pipeline using AI agents and a voice agent to make the initial engagement with agents and vendors - early days and still working towards the MVP. I did plan on the end-to-end pipeline, but with Sentinel, I can ease off on the front end of the funnel.
