@Tony R first, I'm so sorry for the loss in your family. Second, do not beat yourself up for not getting up and speaking... viewings/funerals evoke all sorts of emotions and we should never judge the behavior of other or ourselves during those times because those moments are NOT the norm. As you can tell, I too have no problem speaking to strangers, but viewings/funerals are thing that I personally don't do well, at all... I remain silent too! Remaining silent doesn't define your norm. Honor the moment you needed to remain silent. As for POF.... I personally, scoff at that... a POF is not proof at all.... it's a piece of paper that says someone has money... Unless I see a bank statement dated that day, it carries no weight in my book... and most people don't even think about POFs... they're thinking about their circumstances, which is what the conversation should be focused on. As for business license, most states do not require an occupational license for real estate. However, you should set up an LLC, which is easy (but you do want to set it up the right way)... ChatGPT or you State's government website can explain how ... Good luck!

I stay pretty busy here in Tampa… I’m a little confused. Are you in Tampa or Orlando or both?

Sorry for my confusion... I have 14,6K leads in my account. I will periodically go in and filter those leads by the last sale date in an effort to clean my list and not chase properties that sold after 1/1/2022.... I was using the Last Sale Date column and asking it to sort based on date range of 1/1/22 - 12/31/25 so I can eliminate them from my list. Doing that did not yield any properties as having been sold during that date range (which I find difficult to believe). Therefore, I sorted using the descending order by date putting all my leads in a last sold date by most recent first and sure enough, there were properties that had sold after 1/1/22... that all said, I'm not sure why the system isn't sorting them by a selected date range. For now, I've cleaned up my list manually but that sure isn't the most efficient way of doing things!

Thanks Adam... yeah, the property that remains pending, 9/13/24, is actually a property that I wholesaled last year... I reached out to Batch to ask why it's still pending... They provided a complex explanation that I honestly didn't understand so decided to let it alone! Thank you for double checking... at least I have confidence it isn't something I was doing wrong and that the property lists are as current as they can be based on last sale date!
