Friendly reminder to always go under contract when you're collaborating
The first time I ever partnered with a JV to help fill my room she said "we don't need a contract".. I thought, that's silly - seems like we do.. So I wrote one anyway which she signed.. Thank goodness because a few months later she thought I owed her a BUNCH of money and I was able to point back to the contract on what I did owe (which was $0), so I paid her $2,500 anyway in good faith. That partnership eventually fell apart for OTHER reasons, but that how it all works. Some things come and go; others stand the test of time Another time I partnered with someone and we did not have a contract. It was around filling a virtual room for me. I explicitly said (so I thought) how many emails were required for them to send (3 is my magic #) and a bunch of other "expectations". Well, pushed came to shove and those things were not done by my partner. We proceeded anyway and the results were "OK" but they could have been way better - and I remember thinking: OH YA, contract... Today, I'm going under contract again. This time on a joint deal. We both said: "This will be easy because we know, like, and trust each other, and we appreciate what the other person brings to the table." And now I'm laughing because it's taken 5 days to collaborate on. While we are now in the final stages of getting it signed it just reminds me how much a contract really puts a shared language in place with definitions and terms and expectations There are many many more stories, these are just a few... Just takes a second (or a few days LOL) and everyone will be on the same page Hope this helps someone today!!!

from $100k in 8 months to $800k and counting in 2 years...
Picture this: It was Fall 2022 I was in my house in Long Beach, CA… we had just converted the garage into my office during the pandemic and I was so excited because I finally had a space all to myself... detached from the house, temperature controlled, tons of lights, even more windows I wasn’t excited for long because I was very, very broke We had just purchased my grandparents’ home in South Bend, IN and did a full gut remodel on it by hiring out all the help since we were 2,108 miles away …and we renovated it without cash in the bank I don’t talk about that a lot, but my “exit strategy” was to do a cash-out refi with my W2 Fast forward 6 months to April 17, 2023 I was let go from my corporate six-figure VP of Sales job, unexpectedly, while the walls in Indiana were still wide open mid-renovation and there was no way we could now do the cash-out refi Do you guys think that was smart? Everyone should be shaking your head no But here’s what I did know...I no longer wanted to work for someone else So I started trying different things and figuring it out as I went, including buying courses to teach me how.. Have you ever bought a course or mentorship online? But month after month, our credit card debt kept mounting And I don’t know if your credit cards have ever been shut down or debt collectors started calling you, but it happened very fast. Way faster than I thought it would Not only that, but I had been taught credit card debt was very, very bad Have you ever been under so much stress that it keeps you awake at night… only to wake up and nothing’s different? It was DIFFICULT. There were SO MANY bills on top of bills And this part is on me, but I never thought about not following the Indiana project through. I just knew that no matter how difficult or stressful it was (and it legit made my hair fall out and I put on so much weight) that I had to make it work Fast forward a YEAR of living in this nightmare. I was in a 5-day challenge learning how to sell one-to-many. And I’m sitting there like… WHY DO I FEEL LIKE I’VE JUST BEEN GIVEN THE KEYS TO THE KINGDOM

cover designs feedback
Hello All- And @Kristin Gutierrez I would love some feedback on my cover designs.. I have a favorite but my biggest struggle is spacing, I don’t want the cover to feel cluttered, and I would like the writing to not be too close to the edge of the book. I am also not 💯 on the handwriting font on the front if the book so i wanted to get your feedback there as well. Can you tell me if there is a specific cover you like best and any feedback in general? Ultimately the color of the cover don’t will be turquoise.. Melissa

go to a bookstore and look at covers IRL and ask yourself: what do you like and why and WHAT STANDS THE TEST OF TIME

@Melissa Evans ok then maybe better to go back to your socials one more time with only 2 options. Too many people, myself included, experience decision fatigue, when there’s too many options that look similar.
