What to make of a property being in it's own comp set??
We are looking at some properties in the Phoenix area, and found a house with a zero rating, based on projected income of $53K on a $550K purchase price. When I looked into the detailed comp set, I found the same house as one of the comps with income of over $100K per year. Does anyone have advice on how to weigh the 2 different data points?

Hey Wendy! I would take that to mean that the property is probably performing at the top of its market - the revenue projections in the calculator are defaulted at the 50th percentile for that market, so you'll need to take that into consideration. When you go to underwrite the property, you can select 50th, 75th, or 90th for revenue performance, or you can adjust the ADR/occupancy to reflect the revenue that you'd like. Does this make sense?
